ExceptionalBNB works by bringing together a “perfect storm” of technology, resources, and experience to manage the full property management motion for a range of property types and functions, including general property management and short-term rental management.

What are your fees?

We charge a 20% flat rate fee for both our general property management services in addition to our vacation rental management services.

How does ExceptionalBNB market my listings?

We curate each property’s listing, highlighting important differentiators and value-adds for guests. We then post the listing to a range of channels, balancing various pricing parameters to achieve the best possible margins.

How does ExceptionalBNB determine pricing for my rental?

We’ve developed our own proprietary pricing algorithm to maximize returns for our customers. We take in thousands of data points in real-time to evaluate the movement of people across the country. We then determine the best possible pricing relative to peer properties adjust the price through our automation technology.

Our pricing algorithm pulls from over 12 years of pricing data in addition to thousands of stays to develop optimal pricing.

Can I still use my vacation rental for personal use?

Absolutely. Once onboarded, you can login to your ExceptionalBNB account and manage the days you want your property to be available. One exception to this is if you currently have guest and/or if someone has booked your property during the window you want.
